Real estate major Lodha Developers has made its formal entry into the Delhi-NCR property market with an investment of around Rs 1,100-1,200 crore to develop a premium commercial office complex on Gurugram’s Golf Course Road. The project, named Lodha Pantheon, will offer 4 lakh sq ft of saleable office space across 27 floors.
Spread across 1.2 acres, the Grade A++ commercial development will focus on selling office spaces rather than retaining them for long-term leasing. Lodha Developers, said the company has received an encouraging initial response from customers.
The project will feature large floor plates ranging from 13,000-15,000 sq ft to 20,000-25,000 sq ft, with growing demand for premium office spaces in Gurugram, particularly from businesses looking to purchase their own workspaces instead of committing to long-term leases. Golf Course Road is among the city’s most sought-after commercial and residential locations.
Plans for residential project on Sohna Road
Alongside its commercial expansion, Lodha Developers is planning to launch a residential project on Sohna Road, Gurugram, in the fourth quarter of the current financial year. The two developments will serve as pilot projects to help the company understand the Delhi-NCR market before expanding its presence further.
Last year, the Mumbai-based developer entered into a joint development agreement with MRG Group for two projects in Gurugram, one residential and the other commercial.
The company has an established presence in the Mumbai Metropolitan Region, Pune and Bengaluru, where it sells properties under the Lodha brand.
The expansion comes amid strong business performance. Lodha Developers reported a 10 per cent year-on-year rise in sales bookings to Rs 5,037 crore in the second quarter of FY27. Its consolidated net profit increased 28 per cent to Rs 1,013.5 crore, while total income rose to Rs 4,584.9 crore during the quarter.
