Accenture leases 6 lakh Sq Ft in Pune for GCC

Global technology and consulting giant Accenture leased over 600,000 square feet of office space across nine floors at Phoenix Millennium Towers in Pune’s Baner micro-market in a long-term deal worth more than ₹325.37 crore, sources confirm.

The company plans to set up a Global Capability Centre (GCC) at this new facility. Occupancy will happen in two phases, with full completion expected by June 2026. Phase I accounts for ₹194.16 crore, while Phase II is ₹131.21 crore. The lease spans over 15 years, making it one of the largest office leasing transactions in India.

“The move is part of a broader strategy to both expand its operational footprint and consolidate existing teams into a single, integrated campus, enabling operational efficiency, scalability and alignment of functions,” said a person familiar with the deal.

This expansion comes as India’s GCC ecosystem sees strong momentum. Global companies are increasingly setting up GCCs in India to tap cost efficiencies and access skilled talent.

The deal strengthens Pune’s position as a key IT hub and reflects sustained demand for large Grade-A office spaces in India’s commercial real estate sector. With this move, Accenture continues to grow its presence in India, adding to its existing operations across cities like Bengaluru, Hyderabad, and Gurgaon.

This lease also signals confidence in India’s long-term potential as a global delivery centre, even as global firms rethink their office strategies post-pandemic.

Pune’s Baner area has become a preferred destination for tech firms due to its connectivity, infrastructure, and availability of large office spaces. Accenture’s entry further boosts the micro-market’s appeal among multinational companies looking to expand in India.
