Gurugram displaces Mumbai in Luxury Home Market

Gurugram has beaten Mumbai to become India’s top market for homes costing over Rs 10 crore in 2025. Buyers spent a huge Rs 24,120 crore on 1,494 such ultra-luxury flats there, topping Mumbai’s Rs 21,902 crore from 967 units.

This shift marks a big change in India’s property world. Once Mumbai led with its sky-high prices, now Gurugram shines with more sales and faster growth. The city’s ultra-rich homes made up 24% of its total housing market value last year, with average prices around Rs 16 crore per unit. Homes over 8,000 sq ft drew big interest, as buyers seek space and privacy.

Key areas like Dwarka Expressway saw sales jump over 2,000%, from Rs 383 crore in 2024 to Rs 8,347 crore. Golf Course Extension Road prices rose sharply too, from Rs 24,855 to Rs 37,899 per sq ft. New roads and projects pulled in wealthy buyers from business and tech.

​Experts say better links to Delhi airport and offices fuel this boom. Gurugram’s sales in this segment grew six times in two years, from Rs 4,004 crore in 2023. Mumbai still has pricier homes at Rs 22.67 crore average, but Gurugram’s volume wins out.

This trend shows India’s rich want luxury near work hubs, not just in big cities. Gurugram now eyes the top spot for years ahead. Investors watch closely as NCR rises fast.
